From Landmark Homes, with views of the Whitemud Creek Ravine and Larch Sanctuary, the enclave of Ekos Point at Larch Park offers ravine-backing homes as well as no condo fee townhomes, with prices starting from the low $700,000s and the high $500,000s, respectively.

Buyer interest is described as good and attracting empty nesters, said Lindsey Coleman, Landmark’s area sales representative. Some interested buyers, she said, are downsizing and selling their family home, yet some are also interested in larger spaces than they’ve had before.
So far, a fair portion of those interested have come from neighbouring southwest communities like Blue Quill, Riverbend, Windermere and the even closer neighbourhoods of Magrath and MacTaggart.
What’s attracting them are ravine-backing lots and higher-end finishes. Ekos Point, said Coleman, serves as a corridor to magnificent natural settings with views of the Whitemud Creek Ravine and Larch Sanctuary — the sanctuary is a 59-acre reserve that is just south of 23rd Avenue.
As for the finishes, the luxury townhomes are filled with modern touches, large windows and an elegant design.
Its Emerald model, for example, which comes in at 2,580 square feet over three floors, is spacious and feels more like a single-family home than a townhome. Higher-end features include a glassed-in den option (replacing the family room on the main floor) next to the adjacent L-shaped kitchen and its large island. There’s also an option to add an elevator to connect to all three levels.

But it’s not all about options. The main floor living room overlooks the Larch Sanctuary. Those views can also be accessed off the living room balcony, a smaller balcony off the upper level, and a patio off the ground floor that gives the home the feel of a walkout basement. There’s also three bedrooms and four bathrooms — two full and two half bathrooms.
The ground, or entry level, includes entry from the garage (space for four cars, with two inside and two outside on the full-length driveway), the mechanical room, and a flex space that can be used as an additional seating area/den, a television room or a gym. There’s also a floor plan option that has the space converted into the home’s fourth bedroom — all three other bedrooms, including the primary, are on the top floor.
Meanwhile, the no fee or Freehold Street Towns condos come in at just over 2,044 square feet and are somewhat similar to their luxury cousins. The Sylvan model, for example, is also a three-floor unit, with the garage and flex room on the ground level, an open concept kitchen, dining and living room space on the main floor along with a home office. All three bedrooms on the upper floor.
Plans call for 55 luxury residences and 10 of the Freehold townhomes.
Landmark builds its homes inside a climate-controlled facility in Edmonton. Once the walls and roof are built — they even install the windows, which Landmark says gives it much greater accuracy and tightness than windows installed on site — they are brought out to the site and assembled using a crane. Landmark says this allows it to build to one millimetre precision and creates a tighter, more energy-efficient home.
