It was a stellar choice, pun intended.
Not only did Jared Peacock and Crystal Shepley select Sterling Homes’ Stellar model for their new home, but the married couple found that everything related to their decision — to make the new west end community of Rivers Edge as their home — has been outstanding.
Looking for a place of their own, Peacock and Shepley turned to friends, work colleagues and reviews to assist them in their year-long residential search, and all indicators pointed to Qualico Communities’ Rivers Edge. Located at 192nd Street and 22nd Avenue, it’s just off Maskêkosihk Trail, Edmonton’s first major roadway to be given a Cree name.
“It ticked all our boxes,” said Shepley of the fast-growing community.
Those boxes included, in no particular order, pricing, community access and build quality. Then there was what Peacock calls the defining factor: location.
“I’m a pretty avid biker and the River Valley trails in Edmonton are quite literally second to none in North America so when you’re looking at big cities our River Valley trails are one of the best,” said Peacock. “Right now, in this area, I live a six-minute bike ride away from the nearest single-track trails. If people are into fitness and (the) River Valley, you’re right on the edge.”
Prior to the move he faced a 30-minute drive or an hour bike ride.
But it’s not just the proximity to the river valley that’s enticing those who love the outdoors, said Erik Eisen, Sterling’s director, sales and marketing.
“The other part that a lot of people are excited by is there is a new provincial park that is in the works, Big Island Provincial Park, that’s been designated in a space right beside Rivers Edge,” said Eisen. “As it develops, it will be within walking distance — it’s still in the process of being finalized — but our development in Rivers Edge is slowly working its way towards the river park and towards that Big Island park.”
Right Home, Right Spot
It was early last month when the couple moved into their Stellar, a spec home that was under construction when they purchased it.
While they had started looking at duplexes, and even four-plexes, they felt it made more sense to buy a single-family home.
“You can get your own home for $420,000 or a duplex or a four-plex attached to somebody else for the mid-$300,000s; it didn’t make any sense to me,” said Peacock. “It didn’t seem logical.”
However, it wasn’t just the price that worked for them. They had an inspection done of the new home and Peacock said they were told that this home was at the upper level for a new home build.
Reviews, said Peacock, were good and his manager said he had a really good experience with Qualico — Sterling is a Qualico company.
The Stellar, a laned home with a rear-detached garage, comes in at 1,410 square feet with three bedrooms and two-and-a-half bathrooms. The two-storey home has an open concept main floor with the foyer opening into the great room. That leads to a centralized kitchen with a nook next to it at the rear of the house. The upper floor has an open loft, a bright master suite with a walk-in closet, a main three-piece bath, laundry closet for a stackable washer and dryer, and the second and third bedrooms.
The kitchen counter space, including an island, the loft, and the garage all spoke to the couple, who share the home with their two cats, Princess and Carrot. It’s also closer to work and they like the nearby amenities — a very short drive on Maskêkosihk Trail gets them to the Anthony Henday and it’s minutes to shops, dining and services around Currents of Windermere.
“I think it’s the best thing that ever happened to us,” said Peacock about their new home. “It’s something where we can make new memories,” added Shepley. “It’s a whole new chapter in our life.”
Its estimated Rivers Edge will house 4,900 homes and 12,500 residents upon completion. Qualico Communities projects it will be fully built out over the next 10 years.
Sterling, one of 10 Rivers Edge builders, is building rear-detached homes starting at $409,900. It’s also building single-family front-attached garage homes beginning at $459,900.
Sterling, said Eisen, is focused on affordability, a concern for homeowners these days as home ownership becomes harder. He said their homes are a bit smaller but are available at a great price point.
“Interest is good, we’ve had good sales velocity in this area,” said Eisen. “More and more homeowners are moving in every day so the community is starting to fill in nicely.”
A school is expected to be built in the community and a future commercial site with community shopping and services is in the works.
